ROAD CONDITION REPORT
As discussed at the 2008 Annual Meeting and after extensive discussions at the monthly
Board Meetings the Board commissioned LiRo Engineering to perform a Road Conditional
Survey. This action was deemed necessary due to the escalating budgets for road work and
asphalt and the need to be entirely objective and get a impartial sense of the side road
conditions. The Board had received feedback from some residents that ranged from the
side roads are fine the way they are to the Board will be sued if certain roads are not
repaved. The Board has reviewed the issues of road work which include: what type of
work (top coat, resurface and replace etc.) was to be performed, the budgets of such
work, and if needed, what is the priority of such work. As with the replacement of Oak
Neck Lane several years ago, the Board concluded that an independent road engineering
study to answer these questions was the most responsible way to proceed.
The results of the study conclude that the majority of our side roads are in fair condition. It
goes on to recommend that a multiple year plan of diligent maintenance and crack filling
should be followed in order to prevent future road failures. A street by street condition
analysis is provided. Also an estimate of future replacement and ongoing maintenance cost

Michalis Court Road Drainage Report
In the fall of 2005 the board commissioned a road engineer to review the drainage situation on Michalis Court and to report
back with possible remedies to the poor drainage conditions. The construction of the roadway and drainage of Michalis Ct. is similar
to some of the other roads in the community which also experience poor drainage from time to time. As such, the report highlights
certain methods and data that may apply or could be extrapolated to those streets as well. Please click on the link below to
